About Proptracer: property research
Buying in Queensland? Proptracer shows you what a listing doesn't: what it's actually like to live at that address.
On any Queensland listing on realestate or Domain, a Proptracer card reads the beds, baths, car spaces, land size and type from the page and shows:
- an estimated value from four models (LightGBM, comparable sales k-NN, EBM and linear), with a likely range and a confidence score
- how the asking price compares with the estimate, and similar homes that sold nearby
- typical rent and gross rental yield
- flood risk: whether it's in the mapped flood extent, its river and creek flood likelihood, and overland flow
- what you can do with the lot (Brisbane): lot size and street frontage, whether it could be subdivided, whether character, pre-1911 or heritage rules stop a knockdown, and planned road works nearby
- how much the block slopes, and whether it falls away from the street
- registered easements and covenants on the lot
- how many Brisbane Airport flights pass overhead each day, from real recorded flight tracks
- how far it is to the nearest train station
- the three nearest schools with their ICSEA, distance and enrolments
- childcare services in the suburb with their national quality ratings
- the suburb's median sold price and suburb score
- how the suburb is changing: sales, rents and reported crime against the year before
- the suburb's development pipeline: how many major development applications are coming
Click "Open map beside listing" to see Proptracer's research map in Chrome's side panel, with the property pinned. Turn on layers for flood zones, schools and catchments, rail and bus routes, zoning, heritage, bushfire and more. As you click through other listings, the map follows.
You can also highlight any address on any website, right-click and choose "Look up on Proptracer", or type an address into the toolbar button.
Proptracer is free. The extension only reads the listing's address and never changes the page. Information comes from public sources and is general information only, not advice.
