WHAT THE RATING IS Two separate judgements, kept separate on purpose: • THIS UNIT'S PRICE — how the asking price compares with what units of the same size in the same project actually sold for, adjusted for how long ago they sold. • THE BUILDING — lease, location, transport, schools and amenities, scored across the whole development. ON A RENTAL LISTING (condo or HDB flat for rent), the same button checks the asking rent instead: whether it is high, a little high, in line, a little low or low against what units like it in that building — or, for an HDB flat, flats of that type in that town — actually rented for over the last 12 months, allowing for the usual gap between asking and agreed rents. You see the rent range, how many leases stand behind it, how rents moved over the year, and the record three months at a time. A rent check uses one rating, like a price check. Rooms and industrial rentals are not checked. Most of the weight sits on the price, because that is the part you can negotiate. WHAT IT COVERS • Condominiums and executive condominiums • HDB resale flats, rated within HDB only — never compared with a condo • Industrial (factory, warehouse, business park) THE EVIDENCE, NOT JUST A NUMBER Every rating shows what it is built from: sales lodged with the Urban Redevelopment Authority (URA) or published by HDB, the last traded price for that size, how many transactions there were and over what period, the nearest MRT station, primary schools within 1 km, hawker centres, parks, supermarkets and bus stops. If the evidence is thin, the panel says so instead of inventing confidence. A PriceVero rating is not a property valuation. Valuation is a licensed activity in Singapore; PriceVero is not a licensed valuer and a rating carries none of the legal weight a formal valuation does. It is also not an HDB valuation, and it cannot tell you Cash Over Valuation, which does not exist until an Option to Purchase has been granted.
