About Kerbio: Property Data for Rightmove & Zoopla

Is this house in an HMO Article 4 area? Does the council license it? What did the street actually sell for, and what would it let for? Kerbio answers on the Rightmove, Zoopla or OnTheMarket listing itself, before you book the viewing. Built for UK property investors: HMO landlords, BRRR and buy-to-let buyers, and deal sourcers. 7-day free trial, no card needed. Open a listing and a slim panel appears under the address. Browse search results and every card gets a badge. One click opens the full working in its own tab. ON THE LISTING - Sold comparables from HM Land Registry: this street first, then 250m, 500m and 1km, same property type only, every sale linked to the sold-prices page. A flat is never compared with a house. - Article 4: is this exact point inside an HMO Article 4 area? Checked against the areas councils publish to the government's planning data service, with the council's own statement where the map was never published, and what it means for you in plain words. - Licensing: mandatory, additional and selective schemes for this council, with dates and the council's page. - The council's HMO register: licensed HMOs within 100m and 250m, the ones on this street with tenant caps and licence expiry, and whether this address is already licensed. Registers for 15 councils so far, with more added as councils publish them. - Price history: the portal's listed and reduced dates and its own price-change history where the page shows one, plus every price Kerbio has seen before, so a drop shows up on your next visit. - Done-up value: nearby sales of the same type sized by their EPC certificates and matched to this property's floor area, with every comparable listed (size, rooms, EPC band, price per m²) and a tick to include or exclude it. A range when nothing of a similar size has sold; never a figure from a bigger house. - Seller signals, read from the full description, with a plain-words note on what each one means for you, for example a probate sale or a short lease. ON SEARCH RESULTS - Badges on every card: the Article 4 position, licensed HMOs nearby, asking price against sold prices, how long it has been listed and whether it has been reduced. - A filter bar of signal chips covering the seller's position, the HMO position, the property type and its condition, read from each card's own summary on the page. One click keeps only those listings, a second click hides them. A text box for your own words, with minus to exclude. - Save a search: reopen it any time from the Kerbio popup. THE FULL ANALYSIS TAB - Calculators for buy to let, HMO and refurb or flip, with stamp duty at the additional-dwelling rate for the right nation, a lender stress test, and your numbers remembered per listing. - Rents and demand, only when you press the button: how many people are looking for rooms in this postcode district on SpareRoom, how many rooms are listed, the going room rate, and whole-house rents from Zoopla and Rightmove. One lookup per district per day, no cookies sent. The room rate feeds the HMO calculator. - Local Housing Allowance for the area by bedroom count, and the yield it implies, as an honest floor for rent (England). - Copy for AI: the whole page as plain text for ChatGPT or Claude. Share: the listing link with a one-line summary. PIPELINE AND LETTERS - Save a listing, move it through Assess, Viewing, Due diligence, Offered, Follow up, Agreed. Park a listing until its price changes and it comes back as due the day it does. Export as CSV. - Write to the owner: a print-ready direct-to-vendor letter to "The Owner" at the address, with your details and an opt-out line. Where the council publishes its register, write to every licensed HMO nearby in one batch, with a suppression list. Honest by design. Where the data cannot say, Kerbio says "unknown, check the council" rather than a false "no". Every figure links to its source. Comparisons say what type they compare and when the sample is thin. Works across the UK. England gets Article 4 checks. Wales needs planning permission for every small HMO and the panel says so. Scotland and Northern Ireland get their own licensing rules. Privacy - No tracking cookies, no analytics, no ads, no data sold, no account with us. - The listing's postcode and coordinates go to public data services (postcodes.io, planning.data.gov.uk), and the postcode to our own server to look up its energy certificates. Nothing that identifies you is sent with them. - Local rents come from SpareRoom, Zoopla and Rightmove searches for the listing's district, kept on your device for a day. - Prices on the listing and results pages you view are shared anonymously (listing number, price, date) to build a price history every user sees. Switch it off in the popup at any time. - Nothing is read from Rightmove, Zoopla, OnTheMarket or SpareRoom beyond the page in front of you, except the rent lookup you press for, and never with your cookies. - Subscription handled by ExtensionPay and Stripe. We never see your card. Pricing - Free, no trial needed: the HMO Article 4 answer and the Local Housing Allowance rent on every listing. - Everything else: 7-day free trial, no card needed. Then £39 a month, cancel any time. Free tools on kerbio.co.uk: the HMO Article 4 postcode checker, HMO licensing by council, the monthly Article 4 changes bulletin and a landlord compliance checklist. Data: planning.data.gov.uk, HM Land Registry Price Paid Data, postcodes.io, council planning and licensing pages, council HMO registers, VOA Local Housing Allowance rates, SpareRoom and Zoopla (on click only). Always confirm with the council before you offer. Kerbio is not affiliated with Rightmove, Zoopla or OnTheMarket.
