About DoorMeter – Investment Property Analyzer & Deal Tracker
DoorMeter tells you in seconds whether a rental property pays.
Open any Zillow or Redfin listing and a card shows:
• Monthly cash flow, cash-on-cash return, cap rate and DSCR
• A 0–100 deal score against your own targets
• The 1% and 50% rules, break-even rent and cash needed
• Where every number came from: the listing, public data, or you
Missing rent, taxes or insurance? DoorMeter fills them in from U.S. government data that ships with the extension (HUD fair market rents, Census property-tax rates, U.S. Treasury insurance data). Change any number and the results update right away.
House hacking: switch the card to House hack to see what living in one unit or bedroom would cost after the rent from the others, how that compares with renting, and the numbers once you move out, with FHA, conventional or VA loan settings and the FHA self-sufficiency check.
BRRRR: type your rehab budget and value after repairs to see the cash you need up front, the cash back at refinance, the cash left in the deal and the numbers after the refinance, with cash or hard-money purchase settings and the 70% rule.
Buying a home to live in? Switch the card to Live in it for a Home score: the price against its estimated value, the monthly cost against your budget, when owning beats renting, and how much room there is to negotiate. Free users can start on Live in it and save their budget.
Zenlist users: turn DoorMeter on for Zenlist from the toolbar button to get the card on Zenlist listings and badges on its search tiles.
Save deals, add notes and a status, compare up to four side by side, and see them all on a map.
DoorMeter Pro ($5/month or $49 once):
• Unlimited listings (free: 5 a month)
• Quick-estimate badges on every search result, and deal scores on Redfin's and Zillow's map pins, in the strategy you pick
• The highest price you can offer and still hit your targets
• What-if table (rate × rent) and a 30-year projection with IRR, and for home buyers a suggested offer, the most your budget allows and owning vs renting by year
• Investor profiles, CSV and PDF export, and price-drop alerts when a saved deal shows up again on Zillow or Redfin
Private by design: your deals, numbers and settings stay in your browser. No analytics, no ads.
DoorMeter gives estimates, not financial advice. It is not affiliated with Zillow, Redfin or Zenlist.
